In , we looked at the new house colors becoming popular in the area. Continuing our look at what makes cars stop in front of certain houses, I recently took some pictures of a group of homes built in the early 1970's again in South Livermore. The last home on this block sold back in the fall of 2005 in the $650,000 range and given the current market, I think that still is the range for some of these homes. This is an extremely quiet neighborhood with a big park next to it and bigger, newer and more expensive homes at the other end of the park, a good combination. What I am seeing in these photos are the kind of improvements that show a pride of ownership and perhaps a kind of keeping up with the Jones spirit. All of these homes have newer roofs, dual pane windows, paint and/or stucco and garage doors, plus nice landscaping. I would be hard pressed to suggestion anything else. Unless you need more room, as I read recently 'small' is not the new 'big' in homes. This two story expansion looks to be the largest house on a block of single story homes, but it still fits in with its neighbors. But I am saving the best or worst, depending on your definition, for last. On this part of the block with so many homes updated, here is house that is a hold out to the past. It still has all of its original front as far as I can tell except for a new side fence, which is not in the picture. As I remember the rule, don't buy the most expensive house on the block, but pick this one. The market will price it below it's neighbors and with moderate negotiating skills, you should be able to make the necessary upgrades to match your neighbors for less than it would cost you to buy an already upgraded house. For many buyers, especially in the current market, they just don't want the expense or hassle of bringing a property up to current standards. If you have already owned a home before you will know this, but all homes need regular maintenance, replacement of broken and outdated appliances and improvements to keep it competitive with newer homes.
